The last few weeks have been OFF THE CHARTS! We are seeing a lot of buyers (at both the beach and in Wilmington) gobble up homes and condos. As inventory shrinks and interest rates creep up, buyers are recognizing this is a great time to make a purchase.
For the most part, prices are remaining steady. The very positive part of this market is that sellers can “list” their properties with the confidence that if presented correctly, that there is a good chance it will sell.
This week I wanted to share a summary of some very recent contracts (both sales and pendings) so you can see what buyers have recently decided to purchase:
204 Marquesa Way --- Located in Live Oak Village (in Kure Beach), this new home was just purchased for $622,000. It was nearly 3,000, and offered lots of nice upgrades.
204 Seawatch Way --- A large family room with vaulted ceilings makes this a great house for larger gatherings! This house overlooks the common area and walking trail in Seawatch. List Price $569,000.
177 Seawatch Way --- The views from this one are real nice overlooking the community, in addition to some ocean views as well.
Lots of deck space, and a great location in the Seawatch community. List price $539,000.
205 North Carolina Ave --- This is a new 4 bedroom, 3.5 bath home. It has a nice location. List price $445,000.
518 Sumter Ave --- Nestled in the trees in a nice residential area of Carolina Beach, this home recently sold for $420,000.
129 Settlers Ln --- In Beachwalk, this patio home was basic, but had a great floor plan and a super location. It recently sold for $290,000.s
312 N 8th St --- A new patio home with 3 bedrooms and 2 baths. A cute bungalow. List price $252,500.
105 Teakwood Dr #105 --- This Otter Creek condo has a nice water view and overlooks the pool. It includes a boat slip. It has 2 bedrooms and 2 baths. It’s list price is 219,900.
1100 S Fort Fisher Blvd #508 --- This is a cute 1 bedroom, 1 bath ocean front condo in Kure Beach at Ocean Dunes. It’s list price is $192,000.
